You Have a Vision. We'll Handle the Moving Parts.

Maybe it’s finally renovating that outdated kitchen, building your dream home, opening your first business, or turning a vacant property into something worth talking about. You’ve saved the inspiration photos and maybe gotten a few quotes. Now you’re wondering: Do I actually need a general contractor?

We’re glad you asked.

Having a vision is exciting. Managing everything required to build it is an entirely different assignment. At New Ground Development, we turn your plans into an organized construction project, coordinating the people, paperwork and moving parts needed to get the job done.

So, What Exactly does a General Contractor do?

The architect designs it. The electrician wires it. The plumber handles the pipes. The carpenter builds it. The general contractor makes sure everyone has the right drawings, shows up at the right time, works within the budget and isn’t undoing what another trade just finished.

Permits & Regulations: We navigate permits, inspections, building codes and construction requirements so your project moves through the proper channels.

Estimating & Budgets: We develop estimates, track costs, evaluate changes and help you understand where your money is going.

Trade coordination: Electricians, plumbers, framers, drywall installers, painters and everyone in between. We sequence the work and manage the handoffs.

Project oversight: We manage schedules, procurement, quality checks, inspections and closeout, and address problems before they become bigger problems.

Hiring a GC isn’t paying someone to call a plumber. It’s hiring a company to take on the coordination, contractual obligations and construction risks of the work. A delayed inspection can affect several trades. A missing delivery can throw off the schedule. An unexpected condition behind a wall can change the budget.

We don’t promise construction will be free of surprises. We promise to approach it with planning, accountability and communication.

Do you actually need a general contractor?

You may not need us if you’re painting a bedroom, replacing cabinet hardware, installing shelves or giving your backyard a makeover. If you have the skills, tools, time and patience, go for it. Just know the permit requirements and when a licensed professional is necessary.

It may be time to call us if you’re coordinating multiple trades, making structural changes, managing permits and inspections, or working on a tight schedule. If one delay can disrupt several other parts of the project, professional coordination makes a real difference.

DIY? We’re all for it. But be honest with yourself. Do you have the time to coordinate subcontractors, compare estimates, research codes, schedule inspections, order materials, handle change orders and keep things moving when someone doesn’t show up? And do all that while managing your job, your family and everything else life has going on?

I’ll wait.

Where local requirements allow it, you can act as your own general contractor, and you might save money. You might also discover that your evenings, weekends and peace of mind are worth more than you expected. Your time has value, too.

2. We review your project. Drawings, site conditions, permit and trade requirements, and what else we’ll need.

3. We establish the scope and estimate. Pricing and an anticipated schedule, so you can make informed decisions before construction begins.

4. We coordinate the construction. Once contracted, we manage trade scheduling, procurement, oversight, inspections and communication.

5. We finish what we started. Final inspections, punch list and closeout documentation
