Commercial Tenant Build Outs

You found the space. Now let's make it work.

Signing a lease is exciting. The the questions start.

What improvements will the landlord approve? What work are you actually responsible for? Is your build-out allowance enough? How much will the improvements really cost? Can the work be completed before rent starts piling up? And, how do you explain all of this to your landlord, lender, investors, or partners without guessing?

That's where New Ground Development comes in.

We help commercial tenants turn empty, outdated, or unfinished spaces into functional environments that are ready for business — with clear scopes, realistic schedules, defensible estimates, and straightforward communication from preconstruction through completion.

Your Build-Out Should Start With a Plan — Not a Surprise

A commercial fit-out involves much more than choosing finishes and hiring trades. Your lease, landlord requirements, existing building conditions, permits, drawings, mechanical systems, electrical needs, plumbing, accessibility requirements, inspections, and opening deadline can all affect the cost and schedule. We help you understand those moving pieces before construction begins, so decisions are based on what the project actually requires.

An Estimate You Can Take Back to the Table

One of the hardest parts of leasing commercial space is determining whether the deal actually works financially. Maybe your landlord has offered a tenant improvement allowance. Maybe you’re negotiating free rent during construction. Maybe you’re presenting a pro forma to a lender or investor. Or maybe you simply need to know:

“How much money do I really need to turn this space into my business?”

New Ground approaches estimating with that question in mind. Our goal is to provide a clearly defined scope and an honest construction estimate — one that you can use when discussing your project with your landlord, partners, financing team or other decision-makers. No mystery numbers. No intentionally low estimate just to win the job. No pretending construction will take four weeks when the project realistically requires twelve.

The right number is the number you can actually build from.

Because Your Opening Date Matters

Every month your space sits unfinished can mean another month of rent, payroll, financing costs and lost revenue. That’s why we look at the schedule before construction begins. We consider permitting, inspections, material lead times, subcontractor availability, landlord approvals and the actual construction sequence to develop a realistic project timeline.

Sometimes the answer isn’t, “Yes, we can open in six weeks.”

Sometimes the better answer is:

“Here is what has to happen, here is how long each phase is likely to take, and here is where we may be able to save time.”

That is the kind of transparency we believe commercial tenants deserve.

Building Spaces Where People Learn, Work and Gather

We work with businesses and organizations including:

Professional offices • Retail spaces • Community organizations • Nonprofits • Educational spaces • Childcare facilities • Wellness businesses • Small commercial spaces

For renovation work in qualifying pre-1978 child-occupied facilities, federal lead-safe renovation requirements may apply. EPA rules require covered renovation firms and renovators to follow specific certification and lead-safe work-practice requirements when regulated painted surfaces are disturbed. New Ground’s lead-safe capabilities allow us to better serve projects where those requirements apply.

Before We Build, We Get Clear

Every tenant fit-out starts with understanding the space, the lease requirements, your business needs, your budget and your timeline. From there, we can determine the appropriate path forward.

You bring the vision for your business. We’ll help you understand what it takes to build the space around it.
